Chasing the Market
I have an idea (call it a gut feeling) that we have entered times when sellers and their agents are chasing the market downwards.
Meaning:
You want the most out of your house you can get. (Trust me…so does your agent) Your Agent tells you it should sell for about $185,000.00 you are thinking $210,000.00 You tell them you want to try it at $200,000.00 and that you are interviewing 2 other Agents. Well this Agent wants a listing so agrees to list it for you at $200,000.00. So 4 months later your upset that the house is not shown much anymore and you agree to drop the price to $195,000.00. TOOOO LATE!!! The market droped 2%…which is a very conservatively realistic at 6% per year…in this current market. So now your actual value is $181,300.00. Now 4 more months have gone by and still no offrers 240 days on market, so you try another drop $192,500.00 thinking …gosh…They told me $185,000.00 and we are getting closer to that…but your house is now actually worth $177,674.00. Lets hope this is starting to make sence verses looking very familiar. If you have Questions about this or just want Straight Honest Answers call me! All that it costs your is time!

Holy Smokes!!! The rates that were quoted today were 4.25% If your thinking about buying a house…time to jump. Oh, if you are on the fence thinking that the feds are going to bring back the first time home buyers incentives. I was in a meeting the other day with a Rep from the National Assoc. of Realtor main office and he stated flatly that is not going to happen! Sorry for the bad news…but with today’s rates…who need anymore incentives!!! Please take your home buyers quiz today!

Just a bit about me and who you are hiring….
I’m a native Lewistonian, having been born here and choosing this as the home to raise my children.. I went to work for the Lewiston Fire Department and retired 25 years later as a Captain of 14+ years happy and healthy in 2003. While raising my two children Nick and Kali I went to Real Estate School in Boise and got my Real Estate license in 2003 in both Idaho and Washington. I went to work for a mom and pop agency in Lewiston called Realty Associates and really learned a lot about the business from a great group of people! That Company was bought out by Century 21 Beutler & Associates and they were bought out by Price Right Realty of Clarkston, WA. I figure I must be doing pretty well because people keep buying me! Just teasing there.
Honestly, I really do enjoy this industry and look forward to every transaction that I can be involved in. I’m a no pressure person that believes “ It’s your house to make a home, so it’s your choice what and where that is.” I believe that it is better having the role of a Real Estate Tour Guide and Professional Negotiator for you when you find the right home that truly fits your needs.
