Listing over The Winter

Many people ask if they should wait until spring to list their house here in Lewiston, Clarkston and surrounding areas.  Well to be honest, there are many factors that dictate that decision. Here’s a few of my thoughts on things to consider when listing your house in the Winter:

Is your yard a showpiece?
Does your yard or view increase the property value substantially?  Then you should wait for Spring.

Less is More
While there may be traffic through your home, the people that brave the cold weather are generally serious buyers. In this market we really don’t want to run the risk of losing that one potential buyer.

Could the Market Change
With interest rates being excellent (at the moment) and can’t really go much lower it is now a good time for buyers which means a good time for you to sell.

Inventory will Increase
The Spring is generally when people wait to list their home so competition for your home goes up and maybe decreasing the value (when the house volume is up, prices go down and vice-versa).

These are some of the many things you should consider when listing your home in the Winter. If you have any questions about lisitng your home, please feel free to contact me or call 208-305-6365.
